Our team successfully sold this client’s first self storage location in 2018.  

We successfully marketed and secured a full price offer on the Terrace Storage Center (with Phase 2 expansion potential) in July 2021. The seller opted not to move forward in the transaction and instead moved towards building Phase 2 on his own.  

We strategized with our client to determine how we could leverage the performance of Phase 1 translating this into exceptional value for C/O.  

Our client pursued Phase 2 construction while Phase 1 continued to lease-up with excellent velocity and minimal discounting. 


Our team leveraged a direct relationship to facilitate a full price offer before our seller even had to break ground on Phase 2.  

Both parties navigated numerous hurdles throughout DD as it relates to the former use of the property, construction/material hurdles and inspections to ensure an on-time and on-target closing.
